5 Winter Maintenance Checks Every Commercial Building Needs Now

5 Winter Maintenance Checks Every Commercial Building Needs Now

It only takes one freezing night to expose a weak spot in a building. A blocked gutter turns into an ice hazard on the walkway. A hairline crack in the roof becomes a leak dripping onto someone's desk. A boiler that's overdue a service always seems to pick the coldest week of the year to fail, and suddenly it's not just an inconvenience, it's a compliance issue, a disruption to the business, and a liability question all at once.

The difference between a smooth winter and a costly one usually isn't luck. It's what gets sorted in autumn.

Here's our commercial winter maintenance checklist, covering the five areas that catch facilities teams outmost, and what actually needs doing about each one before the cold sets in.

1. High Reach Gutter & Roof Clearance

The issue: Gutters above the second storey rarely get checked, simply because they're hard to reach. Leaves and debris build up unnoticed until they cause an overflow. Once that water freezes overnight it can lead to ice dams, damaged brickwork, or a leak finding its way inside, usually discovered when it's already dripping onto a ceiling tile.

How we help: Our sky vac system reaches up to four storeys without scaffolding or a cherry picker, so gutter and roof clearance can happen quickly and without the usual access costs or site disruption.

2. Drains & Gullies

The issue: Autumn leaves and general debris settle into external drains and gullies over the year. Come winter, standing water on car parks and walkways has nowhere to go, and once temperatures drop, that water freezes into a slip hazard right at the entrance staff and visitors use every day.

How we help: We clear gullies and drains as part of planned preventative maintenance, so surface water has somewhere to go before the first frost, rather than pooling and icing over.

3. Heating & Boiler Servicing

The issue: A failed boiler in January isn't just uncomfortable. It touches legal workplace compliance, day to day business operations, and property liability all in one go. Servicing tends to get pushed back until it's genuinely urgent, which is exactly when engineers are hardest to book.

How we help: Our engineers carry out compliance led heating and boiler servicing ahead of the cold snap, so faults get picked up on our schedule rather than during a breakdown on the coldest morning of the year.

4. External Lighting & Access Safety

The issue: Shorter daylight hours mean staff are arriving and leaving in the dark for months at a time. Add in the Christmas period, when buildings are often quieter and issues go unnoticed for longer, and a faulty light or an unlit step goes from minor to a genuine safety and insurance concern.

How we help: We audit and repair external lighting before the clocks change, checking entrances, carparks and access routes are properly lit for the months when it matters most.

5. Building Fabric & Door Sealing

The issue: Worn seals around doors and windows are easy to live with for most of the year, but in winter they let cold air pour straight into the building. That means higher heating bills, draughty offices, and more strain on a heating system that's already working overtime to keep up.

How we help: We check door and window seals, weatherstripping and general building fabric as part of our winter prep, fixing the gaps that let the warmth out and the cold in before it starts costing you.

Getting Ahead of Winter

Sorting these five areas now, rather than reacting to them in January, is almost always the cheaper option too. A planned gutter clean costs a lot less than a ceiling repair.
